Living Here

The Park

Fifty homesites, a marina down the lane, and a simple way of life: your home, your lot, your summer โ€” we keep the rest easy.

The Basics

๐Ÿ

Your Home, Your Lot

Residents own their manufactured homes and lease their sites on a 12-month rental agreement at $400/month. The park is for part-time, seasonal living โ€” a true summer place.

๐Ÿ’ง

Included With Your Lot

The park furnishes water, sewer, and trash pickup โ€” no separate utility bills from us, and no hauling your own garbage. One monthly rent covers the essentials.

โš“

The Marina

The marina is part of daily life here โ€” extra guest parking by the water, and the lake at the end of the lane. Children under 13 must be with an adult in the marina area, and non-swimmers wear life jackets.

๐Ÿข

Park Office โ€” Lot 25

The park office is right in the community at Lot 25, with mailboxes available for residents. Questions, keys, and local advice โ€” start here.

Easy Days, Quiet Nights

West Harbor Club works because everybody plays by the same simple rules. The highlights โ€” the full text lives on our Rules page:

  • 5 MPH, everywhere โ€” for cars and golf carts alike. Kids, dogs, and porch-sitters thank you.
  • Golf carts welcome โ€” drivers need a learner's permit or license, and children ride with an adult.
  • Two parking spaces in front of every home; guests park by permission or down by the marina. No parking in yards.
  • Quiet hours 10 PM โ€“ 8 AM โ€” the lake is loud enough.
  • House pets welcome โ€” leashed, cleaned up after, and never left outside unattended.
  • Trash goes in the dumpster at the end of the street (Cyclone Services picks up twice a week); yard waste goes to the township site across Route 53.
  • Lawns are yours โ€” residents mow and trim their own lots; flowers and shrubs are encouraged, trees are not (check with the owners before any digging โ€” utilities run underground).

Your Home at West Harbor

A few standing specifications keep the park looking like the park. From the park's Rules & Specifications:

๐Ÿงฑ

Skirting Required

Every home is skirted โ€” it looks better, keeps critters out, and protects your plumbing through the off-season.

๐Ÿ›–

Storage Shed

Each lot has an approved storage shed; size and location are approved by the owners, and state and county rules govern materials and placement.

โ„๏ธ

AC on the Patio Side

Air conditioning units are placed on the patio side of the home, so your neighbors' porch stays peaceful.

๐ŸŽจ

Before You Build or Paint

Porches and awnings are encouraged โ€” with permission first, so utilities and lot lines are respected. Exterior colors are approved before painting or re-siding.

Thinking of trading homes? Lot sizes vary โ€” the north-side lots run shallower โ€” so check with the owners before buying to be sure the home you want fits the lot you have.

Buying or Selling a Home Here

Homes at West Harbor Club are bought and sold between residents and buyers โ€” the park never charges a fee on a home sale. Ohio law and our rules set a simple path:

  • Sellers: give the park 10 days' notice of your intent to sell โ€” contact Jennifer Mills at (404) 441-7125. No signs on the home; a small sign in the front window is fine.
  • Buyers: every purchaser applies with the park and provides references before the sale closes. Under Ohio law (ORC 4781.40), the park will not unreasonably refuse a qualified purchaser.
  • Seasonal only: homes are sold for part-time (summer) residency โ€” West Harbor Club does not accept permanent tenants.
  • No sub-renting, ever โ€” lots are for the resident family, their guests, and nobody else's tenants.
